Park rules and rental agreement

Ranch and Park Rules:

Ranch and Park management reserve the right to change and enforce rules for the park at any time.

We take great pride in our ranch and park area. All areas must be picked up, in a clean condition and no outside
storage is allow. All recreational vehicles must be in good repair.

RENT:  All payments for rental of space are due in advance; renewal of space is due at noon on day owed and must be
paid timely.  Late payment of rents may result in termination of occupancy.   Please come to the office if you wish to
extend your stay beyond your reservation as your space may not be available!  Weekly and monthly rents are
non-refundable for early departure.

QUIET HOURS: 10 PM to 7 AM (No generators during this time period).  Please be considerate of others with TV, radio,
and stereo.

CHECK OUT time is noon.

AUTOMOBILES must be parked in the designated parking areas.  No more than (2) two vehicles per rental unit.  Any
vehicle parked in a vacant site will be charged for the space at the daily overnight rate.  If parked anywhere other than
designated area without prior permission of the park, car may be towed away at owner's expense.  Vehicle repair is
prohibited in the park at all times unless approved by management.  Exception:  Emergency repairs, flat tire or dead
battery. Only standard, manufactured car and/or motorcycle covers may be used; no tarps.  

RV OR CAR WASHING:  In maintenance area only and must be scheduled with office. Only Park personnel can operate
park equipment.

OCCUPANCY:  Only one RV per space is allowed with a maximum of 6 people per space.   

SPEED LIMIT:  Please drive carefully and watch for others.

MINORS must be supervised at all times by parent or guardian who is liable for all damages to the property of other
guests or property of the park.

PETS are welcome; however, their owners are responsible for damages to property and to other pets. Owners must
supervise and protect their pets at all times.  The park reserves the right to deny the keeping of any pet if the park
deems the pet to be a problem.

GUESTS are the responsibility of the registered occupant.  Please make certain your guests are aware of the park rules
and abide by them. Common facilities of the park may be used by guests ONLY WHEN ACCOMPANIED BY THE
REGISTERED OCCUPANT.

MAINTENANCE OF SPACE:   No alteration of the space is allowed; Management must approve any fencing of any kind,
storage sheds, decking, landscaping, etc. (Make NO changes to spaces without permission from management).   
Cleanliness of the park area is important to us.  Nothing is to be stored outside or under the RV except outdoor
equipment, such as patio-type furniture, grills, coolers (no appliances of any kind outside).  All refuse is to be placed in
our trash dumpsters.  No trash is to be stored on the lot. No combustibles are to be stored under the RV or on the lot at
any time.

UTILITIES:  State code mandates no extension cords can be plugged into your electrical receptacle; one power cord (not
to exceed 35 feet in length) from the RV to our receptacle is all that is allowed.  State code further mandates that no
electrical cord adapters may be used at any time.  If you have a 50 amp power cord, you must plug into a 50 amp
receptacle; 30 amp cords to a 30 amp receptacle.  DUE TO HIGH ELECTRICAL PULL, USE OF SPACE HEATERS ARE
PROHIBITED!  


PROPANE:   All propane tanks must be stored inside the RV as provided by the manufacturer. Extra propane tanks must
be stored at back of space; all propane tanks must be secured.  

WOOD BURNING:  In designated areas only and no cutting of trees.

CLOTHESLINES:  No clotheslines of any kind at any time.

RIGHT TO RESTRICT:  Management reserves the right to restrict the use of any ranch or park facility.  All public laws
and ordinances shall be obeyed.  

RESPONSIBILITY:  Registered guests who use the ranch or park facilities do so at their own risk.  Owner and
management assume no responsibility for damage to or theft of occupants and guest's property.  The owner and\or
management is not responsible for any loss due to fire, flood, theft, or accident.  Registered occupants are responsible
for any damages caused by themselves, their pets, or their guests to the property of other guests during their stay.
Including, but not limited to, all cost for damages, repairs, and clean up.
